Housing prices have climbed steadily since 2024, pushing the typical entry-level property past the reach of single-income households even after standard down-payment assistance. Local lenders say guarantor products now account for nearly one in five first-time purchases because they cut the required buyer deposit from 20 percent to as little as 5 percent while the family member pledges equity in their own home as security.
Agents at the Tallahassee Board of Realtors report brisk activity along Thomasville Road north of I-10 and in the Southwood subdivision off Capital Circle Southeast. Both corridors contain clusters of townhomes and smaller single-family houses that fall inside the $385,000 to $425,000 range most often financed this way.
Advantages and drawbacks
Buyers gain access to lower interest-rate tiers and avoid private mortgage insurance in many cases. The guarantor, however, remains liable until the loan-to-value ratio drops below 80 percent, which can tie up their borrowing capacity for five to seven years. If the primary borrower misses payments, the guarantor’s credit score can suffer and their own home becomes collateral.
The Florida Housing Finance Corporation’s first-time buyer portal lists median household income limits of $92,400 for a family of two in Leon County this year. Applicants must also complete an eight-hour homebuyer education course offered through the Leon County Housing Authority before closing.
Qualification criteria
Capital City Bank requires the guarantor to hold at least 20 percent equity in a Tallahassee property and maintain a credit score above 680. The buyer must demonstrate stable employment for two years and a debt-to-income ratio under 43 percent after the new mortgage payment. Co-signer arrangements without property collateral are not accepted under current local guidelines.
Prospective buyers can schedule pre-approvals at the bank’s downtown branch on Monroe Street or submit documents online through the Florida Housing Finance Corporation site. Lenders advise locking in terms before the end of August, when several local credit unions plan to adjust their guarantor-fee schedules.
