Tallahassee Suburbs: Buying Now Costs Less Than Renting
Monthly ownership costs have dipped below rents in several Tallahassee outskirts as inventory rose this spring.

The shift stems from a 14 percent increase in listings since March combined with a modest drop in 30-year fixed rates to 6.4 percent, according to Leon County property records reviewed this week. Local buyers who locked in contracts before July 1 avoided the latest round of insurance premium hikes that pushed many rental operators to raise asking prices again.
Where ownership beats leasing
Drive north on Thomasville Road past the Capital Circle intersection and the pattern appears on streets such as Shamrock Street and Ox Bottom Road. Homes listed at $365,000 carry principal-and-interest payments near $2,310 after a standard 20 percent down payment. The same floor plans rent for $2,495 on average through local management companies tied to the Tallahassee Board of Realtors multiple listing service. South of town along Woodville Highway, newer builds in the Southwood community show a similar gap, with ownership at $2,180 versus rents at $2,340.
These calculations exclude property taxes and insurance, yet even after adding the $310 average monthly escrow cost, ownership remains lower in 11 of the 14 ZIP codes outside the city core. The Leon County Property Appraiser’s June assessment roll lists 872 single-family homes sold in those outer tracts since January, up from 711 during the same stretch last year.
Numbers behind the crossover
A Tallahassee Board of Realtors market snapshot released July 7 put the median existing-home price at $312,000, down $8,000 from February. Rents tracked by the same report climbed to $1,875 for single-family units. At current rates, a buyer financing 80 percent of a $312,000 purchase pays $1,690 in principal and interest, leaving a $185 cushion before taxes and insurance. The same report noted 47 days on market for suburban listings versus 29 days inside the city limits.
Prospective buyers should pull current HOA documents and insurance quotes before making offers, then compare them line by line against any lease renewal notice. Local lenders report pre-approval times averaging nine days for well-documented applicants who already hold steady employment in state government or at Florida State University.
