Tallahassee Auction Results and Price Data Signal Cooling Housing Market

Median home prices in Tallahassee dropped to $298,450 in June, according to records from the Leon County Property Appraiser, while three of five properties auctioned at the courthouse last week sold below their listed reserves.

The shift arrives as mortgage rates hover near 6.8 percent and inventory sits at 1,240 active listings, up 18 percent from the same month in 2025. Local buyers who locked in rates under 4 percent during the pandemic now face higher carrying costs on any move, tightening the pool of qualified purchasers for mid-priced homes.

Two recent auctions at the Leon County Courthouse on South Monroe Street drew limited bidding, with a three-bedroom house on Thomasville Road closing at $265,000 after an opening bid of $310,000. A separate duplex near the intersection of Gaines Street and Macomb Street fetched $189,000, 22 percent under its reserve, after only two registered bidders appeared. Staff at the Tallahassee Board of Realtors noted that both parcels had been marketed through standard multiple-listing channels for more than 60 days before the sale date.

Price Trends by Neighborhood

In Killearn Estates, the median sale price for single-family homes reached $412,000 in the second quarter, down from $429,000 in the first quarter. Southwood recorded 47 closings in June at a median of $335,000, compared with 62 closings at $352,000 a year earlier. The City of Tallahassee’s affordable-housing program reported 19 applications for down-payment assistance in the first half of July, a 12 percent increase over the same period last year.

Foreclosure filings processed through the Leon County Clerk of Court rose to 28 in June, the highest monthly total since February 2024. Auction results from those filings will be posted on the clerk’s website by July 15.

Agents advise sellers to review recent comparable sales on their street before listing and to budget for possible price reductions after 30 days on market. Buyers should obtain updated pre-approvals that account for current rates and inspect properties for any deferred maintenance that could affect financing. The next scheduled courthouse auction is set for July 23 at 9 a.m.
